Best Renters Insurance Compliance Software for Property Managers in 2026

The best renters insurance compliance software should help your team answer three questions: whose policy is current, what needs attention and who handles the next step. For property managers who want verification, resident follow-up and selected resident programs in one workflow, our pick is Beagle.

We build Beagle, and that is the fit we designed it for. Below, we explain why we would choose it and where Foxen, LeaseTrack or Second Nature may make sense. This guide covers both single-family rental portfolios and multifamily communities.

The quick picks

  • Beagle: our first choice for property managers who want insurance verification and follow-up alongside a choice of resident programs.
  • Foxen: worth comparing for a multifamily operator building a configurable property-damage waiver program.
  • LeaseTrack: a strong starting point if built-in Rent Manager insurance tracking is your main requirement.
  • Second Nature: worth considering when insurance compliance is part of a wider resident-benefits and onboarding project.

First, separate the software from the protection

Checking an insurance document is different from issuing a policy. A resident’s renters policy, a landlord’s tenant legal liability program and a liability waiver can protect different parties against different losses. A green status in a dashboard does not make them interchangeable.

The Texas Department of Insurance explains that renters insurance commonly includes belongings, additional living expenses and personal liability. It also warns that some liability-only policies leave out belongings. Compare the actual protection and enrollment rules alongside the software.

1. Beagle: our pick for verification and resident programs together

An uploaded policy is only the beginning. Someone still needs to check the resident and rental details, review the limits and dates, and follow up when evidence is missing or expires. Beagle brings that work into a shared portfolio workflow rather than leaving each office to manage a separate spreadsheet.

Our verification tools review policy details against your property’s requirements, flag records that need attention and support resident outreach. Your team can see the exception and the action it needs. That is the practical reason to choose us: a clearer process from proof on file to follow-up, with resident programs available alongside it.

What supports that recommendation?

  • Named PMS connections. We publish direct connections with Yardi Voyager, Rent Manager and Rentvine. Yardi’s interface directory also lists Beagle. The exact fields, permissions and billing work depend on the connection and your setup, so we review those during implementation.
  • A choice of programs. Alongside verification, we offer tenant legal liability, deposit alternatives, pet-damage programs and a configurable Renters Kit. Choose the options your portfolio needs; the base property waiver does not automatically cover residents’ belongings.
  • A customer workflow you can inspect. In our Stone Gate story, Tucker Dagle describes less chasing after expired or canceled policies and a shared list the accounting team uses to enter charges in its own system.

Pricing: the Beagle platform is free for property managers. Selected programs and benefits have their own costs and terms, reviewed before launch.

Choose Beagle if you want one place to review insurance records, follow up with residents and manage selected programs across your portfolio. For a single-family rental operator, bring examples from different homes and owners to the demo so the workflow reflects how you actually manage the book.

2. Foxen: configurable waivers for multifamily operators

Foxen’s WaiverCore combines renters-insurance monitoring with a property-damage liability waiver. Its published workflow aligns the program with lease requirements, lets residents provide qualifying insurance to opt out, and enrolls residents in the waiver when a lapse is detected.

Foxen also describes selectable protection packages, belongings and displacement options, and pet-damage protection in certain packages. That makes it a serious option for a multifamily operator focused on waiver design. Its site displays PMS connections including Yardi, Rent Manager, Entrata, ResMan, MRI and RealPage; confirm the functions available for your specific system.

The important coverage distinction is in Foxen’s own disclosure: its TLL policy protects the multifamily customer, and residents in the waiver are not insureds under that policy. Review any separate resident contents option on its own terms.

Pricing: request a proposal for the selected monitoring and waiver arrangement. Compare resident charges, property costs, optional protection and billing responsibilities. For our view of the operational differences, read Beagle vs. Foxen.

3. LeaseTrack: insurance tracking built into Rent Manager

If your team runs on Rent Manager, start by understanding the insurance tools already inside it. Rent Manager documents LeaseTrack tracking in Tenant Web Access and rmResident, automatic association of policy details with resident accounts, and built-in reporting.

It offers separate paths for tracking, a master-policy program and resident HO-4 policies. Rent Manager describes active tracking at no additional cost; that is not the same as saying insurance coverage is free. Request the actual charges and terms for any policy or enforcing program you select.

LeaseTrack’s own partner page also describes policy-lifecycle monitoring, resident notices, certificate records and an onshore support team. Those are useful capabilities if your main problem is tracking and communicating about insurance.

Choose LeaseTrack when its built-in Rent Manager process covers the job you need. Compare Beagle when you also want to evaluate our selected resident programs and shared follow-up workflow. In either demo, check who reviews exceptions, who posts or corrects a charge, and where the supporting document lives. Our LeaseTrack comparison walks through those choices.

4. Second Nature: compliance within a resident-benefits package

Second Nature is a broader resident-experience option. Its insurance program accepts qualifying outside policies, offers a master-policy route and lets residents choose a custom HO-4 policy. Its published process evaluates outside proof and tracks coverage, with backup enrollment if coverage expires.

Do not assume its benefits are a fixed bundle. Second Nature’s pricing page says managers can select all seven listed benefits or a subset. It publishes a $20–$80 monthly resident-package range, depending on selected benefits, market and manager pricing, and describes invoicing after resident payment. That package range is not directly comparable with a base software price.

There is PMS-provider evidence, too: AppFolio announced Second Nature as a Stack partner, while Rentvine lists it as a resident-experience integration. That makes it worth evaluating if those systems and a wider onboarding or benefits rollout are central to your plans.

Choose it when the benefits and resident-experience package is the main purchase. Start with Beagle when your immediate priority is the insurance workflow and you want to select programs around it. Compare the same services and responsibilities in each proposal; our Second Nature comparison covers that decision.

What to test before choosing a provider

Bring three real situations to each demo: a resident with qualifying insurance, an expired policy and a document that needs correction. Follow each one from upload to the record your team will use. Then check four things:

  • The PMS connection: which records move, in which direction, how often, and what staff do if an update fails.
  • Enrollment and billing: who authorizes a program enrollment, starts a charge, handles later proof and corrects an error.
  • Protection and support: who is insured or receives the benefit, what is excluded, and where residents and staff go for help or a claim.
  • The full cost: selected program and benefit costs, resident price, refunds, administration and exit terms. Compare collected revenue after costs, not a headline markup.

See how Beagle handles your portfolio

The best choice is the one your team can run well after launch. We believe Beagle is the strongest starting point when you want verification, resident follow-up and selected programs working together. Bring your PMS, portfolio details and those three policy situations. We will walk through the workflow, remaining staff steps and selected costs with you.
