Revenue transparency

Product ecosystem

The two companies offer different product suites.

Beagle has expanded beyond insurance compliance into a broader resident-services ecosystem. Its programs include Tenant Legal Liability, optional contents protection (from $5,000 to $50,000, with additional living expenses included automatically), security deposit alternatives, pet damage waivers, and the customizable Renter’s Kit, all managed through one platform. The Renter’s Kit bundles resident benefits like credit reporting, identity theft protection, a tenant concierge service, and air filter delivery, with pest control offered as an optional add-on. Property managers set their own markup on each Renter’s Kit item and keep 100% of it.

Foxen’s product suite centers on renters insurance compliance through three tiers: WaiverCore, its base coverage program; WaiverCell, which pairs the base program with Foxen’s captive management; and WaiverFlex, which pairs the base program with a property’s preferred captive manager. Insurance structure

The insurance structures behind Beagle and Foxen’s standard waiver programs differ in how the underlying risk is placed and how the technology platform connects to the insurance operation.

Beagle is built by Corgi, a licensed insurance carrier. This creates an integrated relationship between Beagle’s compliance platform and the underlying insurance operation. Beagle’s platform manages the compliance process, including policy verification, monitoring, resident communication, and enrollment, while the underlying TLL program is supported by Corgi as the carrier. Qualifying property management partners can also participate in the economics of the program through administrative revenue and potential annual profit-share distributions tied to underwriting performance.

Foxen’s WaiverCore program operates through Foxen Insurance Agency LLC, a licensed insurance agency and broker. Foxen’s WaiverCore TLL policies are placed with insurance carrier partners as surplus lines, or non-admitted, insurance products. The TLL policy is designed to protect the property owner or operator against qualifying tenant-caused property damage; the resident is not the insured under the TLL policy.

The practical difference is that Beagle’s compliance platform is integrated with its carrier relationship through Corgi, while Foxen operates WaiverCore through an agency-and-broker model that places the underlying TLL coverage with carrier partners.

In practice, that integration shows up in three ways for property managers. There is no separate broker markup sitting between the platform and the carrier, so program pricing reflects the carrier relationship directly.
