Beagle is an option for property managers comparing resident benefits and separate damage programs with Second Nature. The useful comparison is the package you would actually deploy: selected services, resident cost, insurance benefits, system workflow and contract terms. Both providers now describe customizable offerings.
First-party product information checked October 9, 2026. Public service descriptions help define the comparison; the proposal, issued policies and resident agreements determine the selected program.
Package flexibility: compare the actual choices
Beagle’s Renter’s Kit lets managers choose benefits, brand the package and set the resident-facing price. Its current public base starts at $5 per month per tenant, with the manager retaining the markup above the base cost. That starting figure is not a price for every service or a guarantee of net income. See Beagle’s package builder.
Second Nature’s current benefits catalog includes filter delivery, credit building, identity protection, move-in concierge, rewards, pest control, group-rate internet and an insurance program. Its package-design process can incorporate existing benefits. See Second Nature’s benefits catalog.
Second Nature also describes personalization through Maestro, including property groups, pricing variations and rules for lease documents and add-ons. Ask each provider which services can be selected, removed or varied in your portfolio and how existing resident agreements affect a change. See Maestro’s documented workflow.
What Beagle’s Renter’s Kit includes
Move-in concierge
Helps residents arrange utilities, internet and other move-in services. Define the support boundary: which tasks the concierge completes, what residents must authorize and where property questions return to your staff.
Credit reporting
Reports eligible on-time rent payments to major bureaus. Confirm eligibility, enrollment and correction procedures. No specific score increase or reduction in delinquency should be assumed for every resident.
Identity protection
Offers monitoring and recovery services. Obtain the selected benefit terms, eligible participants, limits and exclusions rather than assuming every identity-related loss is reimbursed.
AI tools and filter delivery
The current catalog describes automation tools and scheduled HVAC filter delivery. Confirm which tools are included, the right filter sizes and delivery cadence, and who resolves failed deliveries or maintenance issues. These services still need a working handoff with the property team.
Insurance needs a separate comparison
Beagle’s TLL program is an owner-focused master liability arrangement with a published $100,000 base property-damage limit per occurrence and optional resident belongings protection. Qualifying outside insurance remains an option. Check covered events, eligible units and any resident add-on before describing it as a replacement for a full renters policy. See Beagle’s TLL program.
Second Nature’s current insurance page describes $100,000 or $300,000 master-policy property-damage limits per occurrence, resident contents up to $10,000 and selected additional benefits. Residents can use its master policy, design a custom HO4 policy or provide qualifying third-party coverage. The master policy and HO4 are different products; compare issued forms, deductibles, locations and exclusions. See Second Nature’s insurance choices.
For either proposal, compare owner building damage, resident personal liability, belongings, temporary living expenses and owner lost rental income separately. A large property-damage headline limit does not establish the amount of every other benefit. See our contents protection and tenant liability guide.
Beagle also offers separate pet damage and security deposit alternatives. Decide whether you need those products and review each agreement. They are not automatically included in the Renter’s Kit or a guarantee that every deposit or pet charge can be replaced.
Pricing and the work behind recurring revenue
Request equivalent package quotes using the same eligible residents, services and insurance benefits. Compare the resident’s total recurring charge, your service cost, enrollment timing, payment failures, credits, support responsibilities and cancellation terms. Second Nature describes charging after residents receive benefits and invoicing the manager; the actual proposal should establish those amounts. See its pricing process.
Illustration: 200 paying participants with a $5 monthly markup produce $12,000 a year before refunds, collection losses and operating costs. That is simple gross-markup arithmetic, not a provider performance result or a promise of $12,000 additional NOI.
For Beagle insurance verification, current direct PMS connections are listed for Yardi Voyager, Rent Manager and Rentvine. Confirm the selected package’s enrollment, billing and support workflow separately; a connection for insurance review does not prove every service synchronizes with every PMS. Review the supported verification workflow.
Before switching
Keep current contract and renewal dates, resident addenda, active coverage and billing records together. Confirm how qualifying outside policies transfer, when old fees stop, when new benefits begin and who corrects duplicate charges. Test a small group of move-ins and renewals before rolling out the new program.
Choose Beagle when its selected benefits, independent protection programs and pricing control fit your needs. Choose Second Nature when its selected resident-experience workflow and package fit better. Compare the written proposals, remaining operating work and rollout plan before choosing a provider.
