Airbnb hosts need insurance that accepts how the property is actually used: paying guests, short stays and, sometimes, bookings from more than one website. A homeowners policy may limit that activity. An ordinary landlord policy may not fit it either.
Airbnb’s AirCover provides useful protection, but it has a different job from insuring your rental home throughout the year. Before your first guest arrives, confirm the building, your furnishings, rental income and liability are covered for the way you host.
That may mean an endorsement to your existing policy or a separate short-term rental policy. The important part is the coverage, not the label.
Why your current home or landlord policy may not fit
An insurer prices a home partly around who uses it and how. Turning a spare room or a second home into a rental changes that picture.
The National Association of Insurance Commissioners warns that homeowners and dwelling policies often are not designed for short-term rental accidents. It recommends discussing home-sharing with the insurer before listing, including whether an endorsement or separate coverage is available.
Buying something called “landlord insurance” does not settle the question. The Texas Department of Insurance specifically notes that traditional landlord insurance is mainly designed for long-term leases and may not suit short-term rentals.
Tell the insurer whether you rent a room or the whole home, live there yourself, accept weekend guests or use longer stays. Ask for confirmation that the policy accepts that activity.
What does Airbnb’s AirCover actually provide?
For U.S. hosts, two important parts are Host liability insurance and Host damage protection. They are different arrangements.
Host liability insurance
Airbnb’s current program summary describes a $1 million total liability limit per Airbnb stay. It addresses covered claims that the host is legally responsible for bodily injury or damage to someone else’s property during an actual stay arranged through Airbnb.
It does not insure damage to your own building or belongings.
Host damage protection
Host damage protection offers reimbursement of up to $3 million for certain guest-caused damage when the guest does not pay. It can also address specified extra cleaning costs.
This is a contractual guarantee, rather than your own property insurance policy. The published exclusions include normal wear and tear and acts of nature.
Three reasons to arrange coverage beyond the booking
1. Your calendar may include direct bookings and other platforms
Airbnb’s host liability program requires an actual Airbnb stay. Its damage protection terms likewise tie eligible guest losses to Airbnb reservations.
If you also use Vrbo, accept direct bookings or host returning guests through your own website, disclose those channels to your insurer. Ask which policy applies to each. Do not assume one platform’s protection follows a reservation made somewhere else.
2. The property still needs protection between guests
A roof, water pipe or electrical system can fail when nobody is checked in. Owner visits, renovation work and extended empty periods also belong in the insurance conversation.
Consider a simple example: a guest damages a sofa during an Airbnb stay, then a windstorm damages the roof two weeks later. Those are different coverage questions. The first may fit a guest-damage request; Airbnb’s damage-protection exclusions mean the second calls for reviewing your property insurance.
Ask how the rental policy handles days between stays, owner use and vacancy. Get the insurer’s definition of vacancy rather than guessing that a normal booking gap counts as one.
3. Lost bookings are not all treated the same
Airbnb’s Host Damage Protection Terms allow limited booking-income reimbursement for confirmed Airbnb reservations that existed before an eligible loss and must be canceled because the accommodation becomes uninhabitable.
That is different from covering every future empty night or any interruption to your rental business. With your insurer, review which property damage triggers income coverage, what income records are needed and how long payments can continue. A slow season or a decision to stop hosting is a different issue from insured damage.
What should short-term rental insurance cover?
Compare the proposed policy using four practical questions:
| Area | What to check |
|---|---|
| Building | Rebuilding value, detached structures, covered damage, exclusions and deductibles |
| Your furnishings | Furniture, appliances and other items you provide; settlement basis and theft restrictions |
| Rental income | The covered-loss trigger, income calculation, waiting period and payment period |
| Liability | Covered guest injuries or third-party damage, insured owners/entities and any activity exclusions |
The California Department of Insurance’s commercial guide explains why building, business property, rental income and liability deserve separate review. A headline property limit does not answer all four questions.
Disclose pools, hot tubs, pets and guest amenities. Ask about location-specific flood or earthquake coverage needs, too.
Bring these details before you list
You do not need a complicated report. Start with:
- The address, ownership entity and number of units.
- How often you host, typical stay lengths and whether you also live there.
- Every booking channel, including direct reservations.
- Building and roof details, approximate furnishings values, current coverage and loss history.
- Rental-income records or projections, guest amenities and planned renovations or empty periods.
Check local hosting rules and any HOA or condo restrictions as well. Insurance does not grant permission to operate a rental.
How Beagle can help with your rental
We start with the property and how you rent it. Our landlord insurance team reviews property and liability coverage for one-to-four-unit rentals, including homes used for short-term stays.
Bring us the booking channels and occupancy details above. We can work through the building, owner-provided furnishings, rental-income protection and liability together, then confirm the proposed terms through underwriting. You can see what is being offered before deciding whether it fits your rental.
Beagle is a Corgi company, focused on property managers, owners and investors. If you own several rentals, our rental property insurance guide explains how to organize the location and coverage records for that review.
Put the insurance question to bed before check-in

Frequently asked questions
No. It provides specific liability and guest-damage protection under its own terms. Your property’s broader insurance needs still require a separate review.
